Asset & Estates Manager

As an Asset and Estates Manager at itsu, you will be responsible for overseeing all transactional matters across the existing property portfolio, as well as supporting new acquisition opportunities when required.

 

You will build and maintain strong working relationships with landlords and managing agents, and manage external consultants to ensure itsu is represented professionally and consistently in the market.

 

core responsibilities

 

  • Portfolio Management: Support the management of itsu’s property portfolio, ensuring the effective operation of existing sites and identifying opportunities to enhance estate performance.
  • Deal Oversight: Manage the acquisition process from site identification through to deal completion, coordinating with solicitors, surveyors, and external advisers to ensure successful outcomes.
  • Negotiation & Landlord Engagement: Lead negotiations with landlords, agents, and property owners to secure commercially sound lease terms and landlord consents in line with itsu’s objectives.
  • Financial & Commercial Oversight: Monitor occupancy costs and estate-related charges, with a strong analytical focus on cost monitoring and value.
  • Reporting & Governance: Prepare and present property reports to support board and senior leadership decision-making relating to existing and new sites.
  • Market Insight: Monitor market activity and emerging retail and hospitality trends relevant to itsu’s estate, providing practical insight into opportunities and risks.
  • Collaboration: Work closely with senior stakeholders, property consultants, legal teams, and internal departments including Operations and Finance to ensure alignment and smooth delivery of all property activities.

  • Experience: Proven experience in property asset management, acquisitions, or transactional estate roles, ideally within the retail or hospitality sectors.
  • Qualifications: MRICS or equivalent qualification is desirable but not essential.
  • Commercial Acumen: Strong understanding of retail and hospitality property markets, lease negotiations, and financial analysis.
  • Negotiation Skills: Strong ability to negotiate lease terms and build effective relationships with landlords and key stakeholders.
  • Self-Motivated: Ability to manage a portfolio independently and work efficiently with minimal supervision.
  • Communication: Excellent interpersonal and communication skills, with a collaborative approach to working with internal teams and external partners.
  • Organisational Skills: Strong attention to detail and the ability to manage multiple projects and priorities in a fast-paced environment.
